IMPORTANT READ IF THINKING OF BUYING A HOME
When a Realtor steers you toward a particular lender, treat that as a conflict-of-interest interview, not just a courtesy recommendation.
You are never required to use the agent’s preferred lender. A buyer’s agent works for you. Financing is a separate marketplace. Shop lenders yourself get at least two or three competing quotes before you accept the “easy” option.
Ask these questions out loud, and listen for hesitation:
1-Why this lender, specifically? Ask for a Cost Worksheet showing rate, points, origination fee, lender credits, appraisal turn time—not just “they’re easy to work with.”
2-Am I required to use them? The answer must be no.
3-Does your brokerage own this mortgage company, or have an interest in it?
4-Does this lender pay you, your team, or your firm for a marketing agreement, co-branded ads, leads, or office space?
5-Do you or your company have a referral or lead-share agreement with this lender? Veterans United and Zillow are 2 of these.
6-If I use someone else, will that change how you work with me or how quickly you write offers?
Those last questions matter most with high-volume lead machines. Proposed class actions against Zillow Home Loans and Veterans United Home Loans allege that access to buyer leads was tied to steering clients back to the platform’s own lender, and that consumers were not told about those arrangements.
Remember a Buyer's Agent works for the buyer's interest not theirs, their company's, or a referral agreement Company.
