The grill is hot, the burgers are going, and somehow the biggest decision of the day is who gets to flip them. 😂

Between work, school, sports, and everything else that fills our weeks, I’m always grateful for days that give us an excuse to slow down, fire up the grill, and just enjoy being together.

The burgers might not all come out perfect, the kitchen might be a mess, and there will definitely be some arguing over the spatula. But these are the days I’ll remember.

When families tell me they’re moving to Gilbert, one of the first things I hear is, “We want to be near the schools.”

But here’s something relocation buyers don’t always realize:

📍 A Gilbert mailing address doesn’t automatically mean Gilbert Public Schools.

Depending on the neighborhood, your home may fall within Gilbert Public Schools, Higley Unified School District, Chandler Unified School District, or another nearby district.
And even within the same district, school boundaries can vary from neighborhood to neighborhood.
That’s why the neighborhood you choose matters just as much as the city name on the address.
Before you fall in love with a home, do your homework on the school boundaries and then make sure the home fits your financial goals, too.

For 2026, the conforming loan limit for a one-unit property in Arizona is $832,750. A loan amount above the applicable conforming limit is generally considered a jumbo loan.

Notice I said loan amount, not home price.
That means your clients may need jumbo financing even if they’re purchasing a home that doesn’t feel like a mansion, especially when they’re putting less money down or buying in a higher-priced market.
Jumbo financing doesn’t automatically mean a buyer is out of reach. It simply means the loan falls outside standard conforming limits and may come with different qualification requirements, such as credit, income, assets, reserves and debt-to-income guidelines.

As their Realtor®, you don’t have to determine which loan program they need. But you can help them understand that financing options may vary, and encourage them to connect with a qualified loan professional early in the process.
