I’ll be honest…Facebook isn’t usually my go-to. But I’m in a season right now where I actually want to slow down and be in a position to give value, not just be another lender doing the same thing everybody else does. So I’m working with what I’ve got. šŸ˜„

Here’s what I actually want to know from agents AND from anyone who’s bought a home:

What do you really need from a lender? Not what we say we do but what do you actually expect when it’s your deal, your client, your family on the line?

And I’d love to hear a story if you’ve got one. Good or bad. Maybe a lender made a stressful process feel easy. Maybe one dropped the ball and you’re still salty about it (fair). Either way what happened, and looking back, what do you wish had gone differently?

I’m not asking so I can pitch you something after. I genuinely want to know what’s out there.

There’s a bridge out near Sharpsburg that’s been standing for over 150 years. People cross it every day without thinking twice about how it got there the stone, the work, the years.

Homeownership can feel the same way. Like something already built for someone else, not something you get to walk into.

I want to share a recent win from a colleague on my team. She worked with a first-time buyer who didn’t have a big down payment saved up and thought that meant homeownership was still years away.

Here’s what actually happened: they used Maryland’s MMP program an FHA loan that only required 3.5% down, paired with a second MMP loan that covered that down payment and some closing costs. Then they layered in a Hagerstown city grant of $7,500 for buyers purchasing inside city limits.

Between the three, the buyer brought a very small amount of money to the closing table. A home that felt out of reach became hers.

At one house in Howard County, I got to talking with a mom looking at homes there. She’s coming from Virginia, and when I asked why, she didn’t hesitate: the schools. She had done her homework and knew the school names, the ratings, all of it. We ended up running into each other again at a second open house later that day (she liked the layout, wasn’t thrilled about the lack of parking)

Honestly, it was refreshing to just talk to a homeowner. Both are valuable, but you hear things differently from someone actually living the search.

Closed out the weekend at a Montgomery County listing I’d seen before single-family, small garage, a little bit of acreage, and the price just got reduced. Worth a second look if that’s on your radar.

If you’re weighing counties based on schools, commute, or just ā€œdoes this feel like homeā€ that’s exactly the kind of conversation I love having.

Y’all… I’ve been sitting on these photos long enough. šŸ“ø

These were taken at Damascus High School, and honestly, it felt right to shoot there. If you know me, you know Damascus isn’t just a spot on my map it’s basically a second home. Between my daughter’s track meets, my workout crew, and the miles I log walking and running through those neighborhoods (3-5 days a week if we’re being honest),

I’ve spent so much time out there that I know the back roads better than some people who actually live there. Route 27 gets backed up? I’ve got a detour. Festival season? I’m there. I’ve watched that town grow right in front of me farmland on one side, new construction creeping in on the other.

So when it came time for a professional shoot, Damascus just made sense. It’s part of my story, and I wanted photos that actually felt like me instead of some random backdrop.

The passion this person has for their clients and their business was contagious you could feel it in every story they told. That’s the kind of person I want in my corner!!
