🚨 Government Shutdown & Mortgage Impact Update 🚨

Since Congress has not reached a debt ceiling agreement the Federal government shutdown has begun.

Here’s what it means for the mortgage and housing market:

✅ Conventional (Fannie/Freddie) – No impact
✅ Ginnie Mae – Still issuing securities
✅ VA Loans – Still operational, but appraisals may take longer
✅ FHA Loans – Can continue to close, though condo approvals and staff responses may be delayed
❌ USDA Loans – No new commitments/guarantees during the shutdown. Existing commitments can still close and will be guaranteed once operations resume
📄 Tax Transcripts (IRS) – Expected to remain fully operational
🪪 Social Security Validation – No change. Still required before closing
🌊 Flood Insurance (NFIP) – New/renewal policies may pause. Private flood coverage is an option
👩🏽‍💼 Federal Employees – If furloughed, that income cannot be used for qualification until they return to work

⚡ Key Takeaway: USDA loans and some FHA processes may see delays, while most other programs will continue operating normally.
