Tennessee Bill targets big real estate investors buying homes to rent in Tennesssee

​In case you missed it, a recent bill proposed in Tennessee aims to limit large real estate investors from purchasing single-family homes for rental purposes. The legislation seeks to address concerns that such practices are driving up home prices and making it more difficult for residents to buy homes. If enacted, the bill would restrict the number of single-family homes that large investors can acquire, thereby promoting homeownership opportunities for Tennesseans. Supporters argue that this measure is necessary to ensure affordable housing and prevent monopolization of the housing market by large corporations. Opponents, however, believe it could deter investment and negatively impact the rental market. "SB 0242 (C. Oliver) Homes not Hedge Funds Act"

These outside real estate investors come in and purchase homes to use as rental properties driving up home prices and making it nearly imposible for homebuyers to compete and successfully purchase a piece of the American Dream. In Rutherford County alone, there are an estimated 5000-8000 investor owned rental properties and the home market is made up of 60% Homeowners 40% Renters.
