The sun is clocking out before dinner again, which can only mean one thing: lamp season is officially open.

Every corner gets its own little glow. Blanket within reach. Somewhere to curl up with a laptop or a good book until it's time to eat.

Where's your favorite cozy corner at home?

If you hear "we're in underwriting," here's what it means: your file is being double-checked. Income, assets, credit, all of it.

And here's the unofficial rule that comes with it: hold off on new credit cards, car loans or that dream sectional until after closing. New debt or credit changes can slow things down right when you're almost there.

Wondering where you are in the process? Just ask. That's what I'm here for.

Check your credit, land on a monthly budget you're comfortable with, and pull together your recent pay stubs and W-2s. Want help with any of it? Send me a message and we'll start there.

This sweet face belongs to Dolly, our October Lending Paws Spotlight from Sevier Animal Care Center. 🐾

At 3 years old, this American Bulldog mix already has life figured out: find the sunniest spot, curl up next to your people, and never skip a nap. She's good with kids and already house and crate trained. All she's missing is a home to share it with.

Could that be yours? 💙

Friendly reminder: your plants want to come inside before the first frost.

Most houseplants start sulking once nights dip below about 50°. Give them a sunny window and they'll thank you all winter.

You can set out snacks in every room, and everyone will still end up in the kitchen.

If you're dreaming of a kitchen with a little more room for the crowd, I'm happy to help you figure out the next step.
