🏡 Still waiting for mortgage rates to drop?
I hear this ALL the time: “I’m just going to wait until rates come down.”
Totally understandable. But I thought this was interesting.
Here’s the national average 30-year fixed mortgage rate around this same week in August:
📅 2023 — 7.09%
📅 2024 — 6.49%
📅 2025 — 6.58%
📅 2026 — 6.67%
Four years of waiting for rates to “come down”…and we're still hanging out in roughly the same neighborhood. 😳
BUT something else HAS changed — our local housing market.
Home prices have softened in areas like Fort Walton Beach, Destin and Navarre. There’s more inventory in many price ranges, and sellers may be more willing to negotiate on price, closing costs and even rate buydowns.
So maybe instead of asking: “When will rates finally drop?” The better question might be: “What could I buy TODAY, what would my payment be, and what could we negotiate?”
I'm NOT saying everyone should run out and buy a house. Sometimes waiting absolutely makes sense.
But if you've been sitting on the sidelines for the last couple of years only because you're waiting for that magical interest rate, it might be worth taking another look at the numbers.
The opportunity today may not be a dramatically lower rate.
It may be a better deal on the HOUSE. 🏡💙
And remember — if rates eventually do come down, refinancing may be an option. But you can't go back and buy today's house at today's price.
