As a housewarming present at our first house, Riley’s dad gave us a coconut with a sprout coming out of it. We stuck it in the ground, and transplanted it when we moved here. It’s grown into magnificent tree that gives us seemingly limitless amounts of deliciousness. Tapping the 🥥’s is an almost weekly ritual at this point and just another reason I have to be so incredibly grateful for this amazing life.

No one really tells you the real reason to get pre-approved before you start looking at homes.

It’s not just so your Realtor knows you qualify.

It’s so we can fix anything that could slow down or completely derail your loan before you’re under contract.

A lot of buyers think, “I pay $2,200 a month in rent, so I’m good.”

But behind the scenes:

- Bonus or commission income? We generally have to average it over two years, even if last month was your best month ever.
- Missing a single W-2 or year-end paystub? We have to stop and chase it down from HR before you can move forward.
- Own a business? A standard loan uses your tax returns, not your gross sales, and write-offs can shrink your qualifying income fast.
- Split that last big amazon purchase into a 6 month “pay over time”? Thats now a liability that doesnt show up on your credit report and will mess with your debt to income ratio.

As painful as some of these lessons have been to learn, you can bet your ass they wont be made again.

And if we’re doing this digging after you’ve found the home you love, you risk losing it to a buyer who’s already ready to go.

Pre-approval isn’t busywork.
