🏡 Could Florida really eliminate property taxes?

Lawmakers are discussing proposals that could significantly reduce or even eliminate many non-school property taxes for homesteaded homeowners over time.

Some of the ideas being considered include:
✅ Increasing homestead exemptions
✅ Lowering property tax bills for primary residences
✅ Potentially eliminating certain local property taxes for many homeowners

Supporters say it could provide major relief for homeowners dealing with rising housing costs. Critics question how local governments would replace funding for services like roads, parks, fire departments, and public safety.

For homeowners, the potential savings could be substantial—but there are still a lot of questions to be answered before any changes become reality.

Finishing Military Appreciation month strong with outreach as your VA home loan resource Friday and Saturday in Orlando attending the Adjutant General’s Leadership Summit hosted by National Guard Assoc of Florida. 🇺🇸💪🏼

Connected with some really great vendors, local veteran resources, got to share my passion for educating and being a financing resource for veterans and service members prepping for homeownership, refinance, investment portfolio building, how to get their kids ready for a home. I had a great conversations with a financial advisor about the future of the loan experience being more customer-centric, PERSONAL where people are seen, heard and supported— which is my ethos and mission as a loan originator.
I want to see goals achieved with confidence.

It all starts with a conversation.

When I asked, “How was getting your mortgage” or “How can I support you?” I received overwhelming responses from current homeowners and non-homeowners.
Homeowners complained of being solicited constantly for refinance, feel like they are just a number with their big mortgage company, don’t have a direct contact with a loan officer- it’s always someone new, don’t remember who did their loan.

One said they feel big banks get the relationship through advertising everywhere with unlimited funds, another said they sacrifice the relationship for speed and convenience.

The stats tell a story: over 70% of consumers still go through big banks (retail) while just ~25% go with mortgage brokers (access to wholesale) even though we usually offer better rates, lower closing costs, and better service.

To me that says more about what consumers have grown used to than what they truly want.
