This one was very rewarding as they were looking to sell their current residence and purchase the perfect upleg that met all their families needs within their budget. Once again, we were cleared to close well ahead of schedule, and had to wait for other transaction to close.

Congratulations to Erin on her oceanfront condo. Hope you have many wonderful long walks along the beach.

Every closing is special, but this one was both special and challenging. I took a condo with a high short term rental concentration that standard Conventional, FHA nor VA would finance and found it a home, when so many others would have turned it down.

This one was special, as the house was in need of significant repairs and could not be financed with standard loan options. I assisted the buyer to purchase it with a renovation loan and financed all the repairs, plus some upgrades.

Home was purchased "as is" and about $90,000 in renovation costs were included in the loan. So, not only was my client able to finance the purchase, he also financed a new roof, bathroom remodel, and a few other needed repairs and upgrades he selected to do. In the end the home even appraised for significantly more than the acquisition and renovation cost combined.

Whether you're a buyer or an agent, don't let a bad home inspection or "subject to" appraisal stop your deal in its tracks. Contact me to discuss renovation options that can save the deal and make everyone happy.
