This one was special, as the house was in need of significant repairs and could not be financed with standard loan options. I assisted the buyer to purchase it with a renovation loan and financed all the repairs, plus some upgrades.
Home was purchased "as is" and about $90,000 in renovation costs were included in the loan. So, not only was my client able to finance the purchase, he also financed a new roof, bathroom remodel, and a few other needed repairs and upgrades he selected to do. In the end the home even appraised for significantly more than the acquisition and renovation cost combined.
