Two people can buy the identical house on the same street for the same price and end up with payments hundreds of dollars apart.

The price is only one input. Here is what else is doing the work:

⏺️Property taxes follow the property, not what you paid for it
⏺️Insurance depends on the roof, the age, the coverage you pick
⏺️Loan type changes the terms, not just the rate
⏺️Down payment moves more than the loan size, it can shift the whole structure of the payment

This is why comparing two houses by list price alone tells you almost nothing.

The only number that actually matters is what it costs you every month. That one takes about ten minutes to figure out.

Spring gets all the attention. Fall is where the deals are.

The buyers who were competing with you in June are gone. School started, schedules filled up, and most people quietly decided to wait until next year.

The houses are still here.

What that means for you right now:

More homes on the market than any year since 2019
Asking prices easing instead of climbing
Sellers still listing in September usually have a reason to move
Fewer offers to compete against on the same house

The market does not care that it is not spring. It only cares who shows up.

Short answer: it depends on what you're comparing it to.

Here's the part that gets skipped. A rate lock is not a prediction. It's protection. It removes the risk of things moving against you while you're under contract, and it costs you the chance of things moving in your favor.

What actually goes into the decision:

🔸How close you are to closing
🔸How long your lock period runs and what an extension costs
🔸Whether your budget survives a move in either direction
🔸Whether the house is worth having regardless of where the number lands

Anyone who tells you with certainty what rates will do next is guessing. What you can control is whether a move either direction would wreck your plan.

That's the conversation worth having.

The market just set a record almost nobody noticed.

In August, sellers outnumbered buyers by 57.9%. That's the widest gap ever recorded. Homes are sitting, asking prices are slipping, and the people who own them are getting more willing to talk.

Where things stand:

⚫Inventory is running above last year
⚫Median asking price has come down
⚫Price per square foot hit its lowest level since January
⚫The 30-year fixed climbed to 7.12%, the highest since early 2025
⚫The Fed meets Wednesday, and markets are heavily expecting a quarter-point increase

Here's the honest version: your negotiating power has never been better, and it has rarely cost more to use it. Both of those are true at once.

Which one matters more depends entirely on your numbers, not the headlines.

Some grandparents have been quietly setting money aside for years and never say anything, because they assume it would complicate the loan.

It usually doesn't.

Many loan programs allow a family member to gift money toward a down payment. It has to be documented, and it has to be a gift rather than a loan, which is what the letter confirms. That's most of the process.

The part that gets missed is timing. Gift funds work best when they're brought up early, before the money moves, not after.

If someone in your family has been waiting for permission to help, this is your reminder to have the conversation.

Happy Grandparents Day.

Nobody types these questions into a search bar because they are curious.

They type them because they are scared the answer is no.

Here is what actually happens. Student loans get factored in, not counted against you automatically. A new job can work, and in some cases a signed offer letter is enough. Credit does not have to be perfect. Twenty percent down has not been the standard in a long time. And getting denied once is not a permanent record.

You are not disqualified. You are undiagnosed.

The only way to find out where you actually stand is to have someone look at your real numbers.

Twenty-five years.

Today we remember the lives lost on September 11, 2001. The people who never came home. The ones who ran toward the danger instead of away from it. The families who have carried this every day since.

Some things don't fade with time. They shouldn't.

Never forget.

The number that shocks people is never the down payment.

It's the one that shows up next to it.

Closing costs get treated like a hidden fee, and they aren't hidden at all. They're just never explained until someone is already emotionally attached to a house.

Here's the honest version:
• Most of it doesn't go to your lender
• Title, appraisal, and recording are third party and government costs
• Prepaid taxes and insurance were always going to be yours
• A seller can often contribute toward it
• Some of it is negotiable if you know to ask

Save this one. Then ask about it early, not three days before closing.

Everyone's waiting for the perfect moment. While they wait, the market quietly handed buyers something it hasn't offered in seven years: choices.

Here's where things actually stand:

Inventory is at its highest level since 2019
New listings hit a four-year high last month
The 30-year fixed climbed to 6.71%, a new high for the year
Inflation data lands Thursday and Friday, and the Fed meets next week

Softer asking prices and more homes on the market mean negotiating room. That's the part nobody's talking about.

A rate can be changed later. The house you didn't see is gone.

Comment UPDATE and we'll walk you through what this week actually means for your situation.
