🏡Buying a home starts with your credit, and the good news is there are simple things you can do right now to improve your chances of qualifying for a mortgage.

💡Here are a few key things lenders look at when reviewing your credit:

✔ Payment history – The biggest factor in your score. Making every payment on time is extremely important.
✔ Credit utilization – Try to keep credit card balances below 30% of the limit, and ideally under 10% for the best scores.
✔ Length of credit history – Older accounts help your score, so avoid closing long-standing accounts.
✔ New credit inquiries – Opening new credit accounts before buying a home can lower your score and affect qualification.

Many buyers are surprised to learn that you don’t need perfect credit to buy a home. There are loan programs that allow for lower credit scores, and sometimes just a few small changes can significantly improve your approval options.

If you’re thinking about buying a home in the Farmington or Four Corners area, I’m happy to take a look at your situation and help you create a plan to get mortgage-ready.

Sometimes it only takes a few quick adjustments to get you closer to homeownership.

🤍

Most people think clutter means they need more storage.

More shelves.
More boxes.
More organizers.

But the truth is a little different.

Clutter usually isn’t about space.

It’s about small decisions we keep postponing.

Put it away later.
Move it tomorrow.
Find a place for it someday.

One item doesn’t feel like much.

But when hundreds of tiny unfinished decisions sit around the house, the space starts to feel heavy… and surprisingly exhausting.

A calm home isn’t created by perfect organization.

It’s created when there are simply fewer things asking for your attention.

Save this if you're slowly building a calmer home. 🏡

Homeowners: Have you checked your equity lately? 🏡

Refinancing could allow you to:
• Lower your monthly payment
• Access cash for home improvements
• Consolidate debt
• Remove mortgage insurance

Even if rates aren’t what they were a few years ago, refinancing can still make sense depending on your goals.

If you’d like a quick refinance review, I’m happy to help.

📚 Books you’ll never read again
📬 Old mail & paper piles
🧴 Expired pantry items & toiletries
🔌 Broken gadgets & mystery chargers

🧸 Kids’ toys that have been outgrown
🗄️ That one junk drawer we all have

Pro tip: If you haven’t used it in a year… it might be time to let it go! ♻️
