Litchfield County Market Update | September 2026 🏡🍂

What can we learn from September's market in Litchfield county?September brought encouraging activity to Litchfield County’s single-family market. 163 homes sold, up 11.6% from last September, while the median sale price reached $500,000 — compared with $410,000 in September 2025.

That’s a 22% increase in the median sale price year over year, but it doesn’t mean individual home values increased 22%. The median represents the midpoint of homes sold during each month and can shift depending on the mix and price points of those sales.

- For sellers: Buyer demand remains active, and well-priced homes are still selling close to their final asking prices. But with median time on market increasing from 17 to 21 days, pricing and presentation still matter.

- For buyers: There are opportunities, too. Inventory remained relatively steady compared with last year, and 249 new listings came to market in September. Buyers have choices, but well-priced homes are still attracting serious interest.

- The takeaway: Sellers continue to benefit from healthy demand, while buyers have more selection and a little more time to make informed decisions.
