Chris Winzig, NMLS #113169 Senior Loan Officer at CrossCountry Mortgage, Personal NMLS113169, Branch NMLS1670848, Company NMLS3029 Hi, I’m Chris Winzig.

After graduating college with a degree in Economics I decided to try my hand at the mortgage industry—32 years later I’m still going strong. I credit my success to my strong work ethic, my ability to clearly communicate, and my passion for crunching the numbers to find my clients the best loan for them. Whatever your financial situation is, from first-time home buyers to self-employed borrowers with crazy tax returns, I’m always up for the challenge.

🏠 Saving for a house? Please don’t keep your down payment under the mattress. 😂

I know it sounds obvious… but yes, some people still have a LOT of cash sitting at home.

Here’s the problem: when you apply for a mortgage, your lender has to verify where your down payment funds came from. 💰

If that cash doesn’t have a clear paper trail, using it for your home purchase can become much more difficult during the mortgage process.

Instead, keep your savings in a bank account where you can:

✅ Document where the money came from
✅ Earn interest
✅ Keep your funds secure
✅ Make the mortgage process MUCH easier

Your future home is a big investment. Your down payment shouldn’t be hiding in your sock drawer. 🧦😂

Save it. Document it. Make your future loan officer’s life easier. 😉

💰 Your bonus might not help you qualify for the mortgage you think it will.
h
A lot of buyers assume that every dollar they earn automatically counts toward their qualifying income, but that’s not always the case.

Bonus, commission, and other variable income typically need to show a consistent history before they can be fully used to qualify.

So if you recently started earning bonus income, your buying power may not be what you expect.

👉 Getting pre-approved early can help you understand exactly where you stand, what income can be used, and what price range makes sense for you.

Don’t wait until you find your dream home to find out your income doesn’t qualify the way you thought it would.

📲 Reach out today and let’s talk about your options!
