This kid right here had no idea what life had in store for him.

Could a new executive order help lower mortgage costs?

A major housing policy development could bring changes to how some Americans pay for their mortgages.

In this week's Housing Market Update, I discussed a proposed executive order aimed at reducing housing expenses.

📢 UPDATE: The executive order was signed October 22, 2026.

Here's what it addresses:

🏦 Mortgage Insurance: A proposed pilot program could make it easier for eligible future borrowers to have PMI canceled when they meet equity and other requirements.

🇺🇸 VA & USDA Direct Loans: Federal agencies have been directed to pursue lower interest rates on certain loans they originate directly.

Refinancing Costs: Changes could help reduce certain title insurance, appraisal, and administrative expenses.

But here's what homeowners need to understand:

Signing an executive order doesn't mean your mortgage payment automatically drops.

These changes require implementation, and eligibility will depend on the specific program.

Home builder confidence just dropped to 29—and that's a serious warning sign for new construction.
According to the October figures discussed in this week's Housing Market Update, builder sentiment has fallen to a level Larry describes as the lowest since June 2012.

Here's what the report shows:
-Builder Confidence: 29
-Current Sales Conditions: 35 → 33
-Future Sales Expectations: 37 → 32

For perspective, anything below 50 on the builder confidence index means more builders see conditions as poor than good.
And at 29, builders are clearly concerned about the housing market.
So what does this mean for homebuyers?

When builders face slower demand, some may offer incentives such as
-Closing cost assistance
-Mortgage rate buydowns
-Price reductions on select homes

But incentives vary by builder, community, and market conditions.
If you're considering new construction, it's worth comparing the total financing package—not just the advertised home price.

Last week, we held a Celebration of Life for my Mom.

It was very emotional but a great day as we spread ashes on her parent's grave where she wanted them spread.

The celebration brought together her two living sisters, many family members, friends from throughout her life, my friends who always considered her "MOM" and Lena's friends who considered her "MOM"

This picture was one we showed. It is of me when I came home for Christmas during my Plebe year in 1988. I knew pretty young that I would serve. I always wanted to make her proud. Her father served in the Navy and I served in the Navy. Many reasons why I wanted to serve but they go back to making her proud of me. From this pic, it is pretty obvious that she was.

To everyone who sent their kind words and prayers, they are greatly appreciated. Much love and aloha to you.
