This week could be one of the most important weeks we've seen for mortgage rates in months.

We're watching:

• The Federal Reserve meeting
• Fed Chair Warsh's first major market guidance
• Housing starts and building permits
• Retail sales
• Jobless claims
• Global developments involving Iran and the Strait of Hormuz

The big question:

Can VA mortgage rates finally move closer to 6%?

Current market conditions have VA rates hovering around 6.1% while conventional rates remain in the mid-to-upper 6% range. If geopolitical tensions ease and the Fed signals a softer stance, we could see additional improvement.

Plus, I brought in my newest market analyst—my grandson Towns (aka Lightning McQueen)—to help break it all down.

The Honolulu housing market continues to show strength.

📈 Single-family home prices are up nearly 10% year over year.

🏡 Median sales price reached $1.166 million.

🏢 Condo prices increased from $500K to $520K.

While sales activity slowed slightly, home values continue to hold strong.

This is a big week for the housing market.

The biggest thing I’m watching right now is whether we get real progress toward peace in Iran and the Strait of Hormuz staying open. If that happens, it could take pressure off oil, inflation, and ultimately mortgage rates.

But we also have a major Fed week.

The Fed is expected to leave rates alone, but that’s not really the headline. What matters is what gets said after the meeting, especially in the economic projections.

Are they still thinking rate cuts are possible this year?
Or do they think inflation and uncertainty are still too high?

That answer could move the market.

We also have a full calendar this week with housing starts, building permits, retail sales, pending home sales, jobless claims, and decisions from the Bank of Japan, Bank of England, and Swiss National Bank.

Current range:
Conventional, around 6.5% to 7%
VA, around 6.16% to 6.2%

If we get a peace deal, VA rates may be able to move closer to 6%.

But talk is cheap. We’ve heard this before.

Still, I’m the eternal optimist, and this could be a week where rates finally start moving in the right direction.

Most people see success and assume it happened overnight.

What they don't see is the adversity, the setbacks, and the decisions that changed everything.

At 24 years old, Izaiah Dillion was already a homeowner using his VA home loan benefit while serving on active duty in the Air Force.

But his story started long before that.

He grew up without a father figure in his life. Like many young men searching for direction, he found himself heading down a path that could have led somewhere very different.
