The VA Interest Rate Reduction Loan (IRRL) lowers your interes rate by reinancing your existing VA home loan. Your monthly mortgage payment will decrease with a lower interest rate.
-Mortgage Checklist
1. We may need to request updated paystubs throughout this process.
2. Last two years W-2's and/or 1099's. Last two years complete Federal Tax Returns.
3. Self-employed borrowers (ownership in excess of 25%): last two years complete personal and corporate/partnership tax returns, as well as year-to-date profit and loss statement and balance sheet.
4. Previous two month's statements on all bank, credit union, stocks, and brokerage accounts with documentation showing source of any large recent deposits. A "large deposit" is at the Underwriter's descretion, but it is usually any deposit that is not an automatic payroll deposit or retirement/social security/disability income, and the amount is $500 or more. Banks statements are generally only good for 90-days. We may need to request updated statements throughout this process and continue to source large deposits on all statements.
5. Previous quarterly or annual statement on al IRA, Keogh, 401K, Profit Sharing, or Retirement accounts.
6. For all Real Estate Owned: (a) most current mortgage statement, (b) homeowner's and hurricane insurance declarations page to confirm coverage, policy period, and premium, (c) verifications of maintenance fee, and (d) verification of association fee. If applying for a VA, FHA, or Home Affordable "HARP" refinance, provide a copy of your existing Note and Mortgage. If refinancing an investment property, provide rental agreement.
7. For VA loans: DD214 or Statement f Service.
8. Copy of divorce decree and/or child support, court order & statement, if applicable.
9. Copy of government-issued photo ID for each borrower (driver's license, state ID or passport).
10. If your property is in trust, a copy of your Long Form Trust documents.
11. Additional documentation as required per Loan Approval conditions.
