Some national reports are claiming rates are higher this week — but that’s based on stale weekly surveys. In reality, daily average rates have pulled back nicely and are now sitting right around last Thursday’s levels — basically the low end of the recent 4-week range.

Here’s the catch: while we’re near the bottom of the short-term window, that window is still parked at the higher end of the bigger 10-month picture. And it’s staying pretty tight overall.

The good news? This week’s resilience is almost entirely thanks to positive progress toward peace in the Iran war. If a full deal gets locked in, there could be even more room for improvement ahead.

The day started out totally uneventful — rates were holding steady in line with yesterday. Higher inflation data and some discouraging war headlines even tried to push things the wrong way early on.

But at 1:30pm everything flipped. News broke that Trump cancelled planned air strikes and announced both sides had approved final details of a permanent ceasefire, with a signing time and place coming soon. Markets went wild: stocks rallied, oil prices dropped, and mortgage rates fell sharply.

Lenders don’t love making mid-day changes, but this move was big enough that a vast majority quickly revised rates downward. Result? We’re now sitting at the lowest levels since last Thursday.

Talk about a plot twist! The mortgage market loves a dramatic entrance. 🏠
