Most people walk away from closing or the dealership thinking everything is handled.

And most of the time, nobody tells them otherwise.

The reality is a lot of policies are set up just to get the deal done, not necessarily to hold up when something actually happens.

As we head into the weekend, I’ve also been thinking about how much things have changed here in Colorado lately, especially when it comes to homeownership and the cost of protecting what matters most.

Everything’s bigger in Texas… including the risks homeowners are dealing with right now.

Flood zones. Hurricanes. Wildfires. Severe storms.

Wildfire risk in Colorado isn’t theoretical anymore. It’s already happening.

We’ve seen what one event can do. Entire neighborhoods gone, billions in damage, and far too many homeowners finding out too late that their coverage didn’t match today’s rebuild costs.

The reality is this: Insurance isn’t something you can set and forget, especially in wildfire zones.

Costs change. Carriers change. Risk scores change.

Been spending more time around private money deals lately and one thing is consistent… no two are the same.

Different properties, different timelines, different risk.

Insurance tends to get treated like a box to check, but in these deals it plays a bigger role than most people expect.

Most RV conversations stop at the vehicle.

That makes sense… until you look at what that RV actually represents.

For a lot of high net worth families, it is not just something for weekend trips. It is a six figure or even seven figure asset that moves across state lines, carries significant liability exposure, and often has custom upgrades that a standard policy was never designed to handle.

Where I tend to see issues is not with the RV itself, but how it fits into everything else.

Home with one carrier
Autos somewhere else
A high umbrella in place
And the RV sitting on a basic standalone policy

That is where gaps can start to form.

The goal is not to overcomplicate it. It is just making sure that the RV, home, auto, and umbrella are all aligned from a coverage and liability standpoint.

That is usually where a second set of eyes becomes valuable.

Hey everyone! I am not sure if this is the correct way to do this. But figured I would give it a shot. I have been assigned the Real estate vertical with my insurance company here in Colorado, and also Texas.

But I am completely new to this. I have not bought a home myself, so I am unsure of what the process even is to buy a home. I really am just trying to learn from agents that have done it, and can speak from real experience, not just a youtube video.

I don't care what part of Real estate you are in. I want to learn the whole process. So if you have the time, or the ability to teach or help. I would be extremely grateful. I can do zoom meetings, a phone call, or even emails. I really am just trying to learn. This isn't a sales pitch, just a simple request for some guidance.
