A bit of clarification to my earlier post about us selling a few rental properties in the spring.

I am glad that it started a few conversations, but this is not because I still don't think it is a good idea to invest in Denver real estate. I will always think it is a good idea to invest in real estate. The numbers are a bit different now than 20 years ago, but there are still investments out there that beat the stock market.

I just think it is time for me and my clients to sell these particular units to invest in other opportunities. I have been working the past few years to educated myself on larger real estate investments, and we are looking to exchange into those opportunities.

It was good to get some phone calls from people interested in the units, but also the discussion if I thought it was a bad time to buy if I was now selling. I have my opinions, but they are just that. Strictly speculation.

I hope to continue the discussion with others who would like to talk. I always like hearing other people's opinion.

I had a great meeting today with a friend of mine whose opinion I value highly. We were talking about Colleges nowadays, and what we are seeing with college costs-aligned with the new NIL (Name, Image, and Likeness) changes.

This person was a great resource years ago when I developed my plan to use real estate to pay for college. Something I have been able to advise for many people over the years, either directly or indirectly.

He also was right there with us as a family while we learned the ins and outs of athletic recruitment and scholarship offers for Kate in gymnastics last year. I think most phone calls started with “You aren’t gonna believe this….”

Now, we are heading into uncharted territory with potential NIL offers, and even talking with a sports agent in the coming months.

I was hoping to put it out to the Facebook world to see if anyone has experienced NIL negotiations for themselves or their child athlete recently.

I know getting started in anything new can be tough, and I am of the mindset to let others who have gone through it show me what questions I should be asking.

And as always, I am willing to share my experiences to this point. If you have a child or student athlete looking to go to college in the next couple of years, and are wondering how you are going to pay for it, please don’t hesitate to reach out.

I had some success from my last Facebook post about a few condo vacancies we have available in Oct. We did pick up a great tenant from a referral from a guy I played softball with. Thanks Adam, I owe you a beer.

We still have two units near DU.

Also, I have had a few conversations lately with a few real estate investors, both locally and nationally. The conversations are very interesting, and I am learning a lot with the changing landscape.

I'm happy to meet for a cup of coffee or beer if anyone would like to discuss. I think I have a lot of experience in many different levels of real estate investing, but I am always looking to learn and speculate on something new.

On one call, our shopping center in Savannah has lost two large tenants this year, and we are going to need to find new tenants in a difficult time. The call with the management company this week was an interesting discussion about what retail centers will do in the future. Some may see challenges while others see opportunities. I am looking forward to learning the next few years.

Meanwhile, another meeting with a local Denver investor who owns a lot of large buildings in town. We really delved into the Energize Denver Ordinance that is coming, a pretty spirited discussion. Again, I would like to discuss with anyone to hear both sides and opinions. I'm not looking to get political, but I do want to discuss if this will be more of a challenge or an opportunity.

Facebook friends:

I will have 3 vacancies in our Denver University condos at the end of August. I will start putting up public ads at the beginning of August, but would rather rent to someone I have a connection with.

The last few years have been frustrating with a combination of AI scams, government regulation, and tenant entitlement. (To some of my tenants, if you are Facebook friends with me, I am not talking about you😀)

So I'd rather rent to a human being introduced from my circle. We are good landlords, and we offer good places to live at a fair rate.
