Another one! Funded. 🎉

My client is self-employed. He needed to pull cash out of his home, and on paper his tax returns made it look like he barely earns anything. That’s not because business is bad. It’s because every good business owner writes off everything they legally can. Great in April. Brutal when you apply for a mortgage.

Most lenders stop right there and say no.

We didn’t use his tax returns at all. We used a bank statement program, which qualifies you on the deposits actually landing in your account. Same borrower, same house, completely different answer.

Submitted to cleared to close in 12 days. Cash in hand for what’s next.

If you’re self-employed, 1099, commission only, or an investor and you’ve been told you don’t qualify, that was one lender’s guidelines. It isn’t the end of the conversation. Bank statement loans, 1099 programs, P&L only, asset depletion, DSCR. My job is finding the one that fits you.
