🏡 Congratulations to my borrowers on their beautiful, fully remodeled home in Golden, Colorado!

This one was more than six months in the making.

When we first started working together, I did a soft credit pull and we discovered something completely unexpected: their credit score was in the low 600s because of a $70 collection they didn't even know existed.

Instead of letting that derail their plans, we put together a strategy. They addressed the issue, worked on rebuilding their credit, and over the following months brought their scores all the way back into the mid-700s.

That improvement made a huge difference. By the time they found the right home, they were able to qualify for significantly better financing terms.

And the wins didn't stop there. Thanks to some skillful negotiating by Ginger Matney and Melani D. Hensley, the sellers agreed to provide a credit for a temporary interest rate buydown, lowering their mortgage payment by almost $650 per month during the first year.
