Here are my thoughts on our market if you are considering buying:

You finally have more options.
You may have more negotiating power than in previous years.
You can take a little more time before making a decision.
Interest rates still matter greatly for affordability.

However:

Desirable homes that are priced correctly still sell quickly.
Waiting for a major price crash may not pay off.
