Client had CLOSED his refi with another lender and called me when he was in his recission period to ‘double check’ what I had. He ended up cancelling his other loan and going with me. I was .25% lower and wayyyyy lower closing costs. THIS WAS NOT BECAUSE RATES HAD SHIFTED. It was just their pricing was much higher.

Does a 50 year mortgage make sense?

If the average first time home buyer is 40 years old, how does this match with retirement plans?

If a 15 year is pricing at 5.625% and a 30 year is 6.125%, I extrapolated an estimated rate on a 50 year to 6.625%.

This rate could be higher…
