If you're buying your first home, here are 3 questions you should ask any lender before you commit. 🏠
1️⃣ What are ALL the fees involved — not just the rate?
The interest rate is only part of the cost. Ask for a full loan estimate that breaks down origination fees, closing costs, and any third-party charges. A lower rate with high fees can cost you more than a slightly higher rate with lower fees.
2️⃣ How long will my approval actually take?
Timeline matters — especially in a competitive market. Some lenders can take 30–45 days. Ask specifically what their average approval timeline looks like and what could slow it down.
3️⃣ Are you shopping multiple lenders, or just offering your own products?
This one most buyers never think to ask. A bank can only offer their own rate. An independent broker shops your loan across multiple wholesale lenders to find the best option for your situation.
