Let me tell you why I always require Renter’s Insurance and why you will too!
I’d wager to say, everyone’s biggest fear when it comes to renting a home is that they’re gonna burn down the unit.
This resident had literally just picked up the keys from our office that morning and during their move-in they placed a number of boxes in the kitchen and on the stove. Without realizing a box pushed in the stove top dial, which began to heat up the coil. Residents went to go pick up another load of boxes and upon returning, found this!
This was a ground level apartment in a 4 unit building with neighbors all around. Neighbors immediately contacted the local fire department which responded in time to contain the fire just to the unit. In five minutes all of these damages were created, the residents belongings were destroyed, and they were now without a residence.
These owners did not require renter’s insurance at their buildings, so once the insurance claim was ready to issue payment, the owners were left to pay the deductible ($10k+). If they had taken our advice, the renters insurance would have paid the deductible.
The resident, unfortunately did not have renters insurance, so they were unable to make any claim to get their possessions replaced.
Over the last 8 years I’ve worked with a number of units that had fires or neighboring units set on fire creating damages to ours. But this one was our most extensive. Since this fire, we do not accept or work with clients who will not require renters insurance for their property. Waiving something so cost effective, just costs too much when an issue arises.

It's happened to us all, our resident has moved out, we already secured a new resident who's moving in soon, we have our vendor go by for a small punch list of maintenance items for the turn over, and when we go by to inspect the final work we walk into this!
Wrong appliances, broken items throughout, or floors still needing to be completed. Do you request your new resident delay their move in? Find a new vendor? Demand your current vendor finish the work? What's the best approach to keep everyone happy?
Real estate/property management are people-relationship industries. When we forget this and start off on the wrong foot or burn bridges we're increasing our chances of having a negative experience for everyone.
I personally recommend treating your unit like a brand new listing hitting the MLS, do the due diligence prior and put your best foot forward. If you take this approach you'll be ready for the quickest and easiest move in you've ever had!
Contact me not to just get the job done, but to get it done right!
