Colorado public school employees may have a powerful new path to buying a home.

The CHFA Schools To Homes program offers eligible full-time public school employees down payment and closing cost assistance of up to 25% of the first mortgage loan amount, paired with a fixed-rate first mortgage.

The assistance is provided through a second mortgage with a shared appreciation component, meaning a portion of the home’s future appreciation may be owed when the loan is repaid, the home is sold, or the borrower refinances.

If you work for an eligible Colorado public school, district, charter school, or other qualifying education organization, reach out to us to learn how the program works and whether you may qualify.

You can buy a rental house and we don't look at your paycheck. It's called a DSCR loan.

This loan works by looking at how much rent the house brings in. We don't look at your tax returns at all.

Short term rentals are fine too.

A lower rate sounds great, but a refinance should do more than lower your payment.

Before refinancing, look at the full picture. What will it cost? How much will you actually save each month? How long will it take to recover those costs? And most importantly, how long do you plan on staying in the home?

Sometimes refinancing makes a lot of sense. Other times, keeping the mortgage you already have may be the better move.

Don’t refinance just because rates moved. Make sure the numbers actually benefit you.
