🚨 Mortgage Tip You Might Not Be Hearing Enough! 🚨
Don’t automatically write off an ARM! 👀
With interest rates still higher than many homeowners would like, an Adjustable-Rate Mortgage (ARM) could be a smart option to consider—especially if you’re trying to avoid paying thousands in discount points just to get a lower rate.
Here’s a real example priced out this morning 👇
A buyer wanted a 6% interest rate:
🏠 30-Year Fixed at 6%
💸 About $8,000 in discount points in this particular scenario
🔄 Conventional 5/6 ARM at 6%
💸 About $1,300 in discount points
That’s a $6,700 difference upfront! 😳
And yes—the exact pricing varies based on things like loan amount, credit score, property type, and other factors. This is simply an example of how dramatically the cost can differ depending on the loan program.
So what does a 5/6 ARM actually mean?
➡️ Your rate is fixed for the first 5 years.
➡️ After that, the rate can adjust every 6 months based on the terms of the loan and market conditions.
➡️ And if rates improve—or you simply decide another loan makes more sense—you can potentially refinance at that time, assuming you qualify and refinancing makes financial sense.
ARMs aren't automatically scary.
Sometimes they can be a really useful tool when you're navigating a higher-rate environment.
And personally? If I were in this particular scenario, I'd probably be looking at another ARM too.
The biggest takeaway: DON’T assume the first loan option you see is your only option. Different loan programs can have VERY different costs.
