自上星期公布通膨數據後，這星期的利率相對是穩定的。目前有回到了low 5%的水平，這算是相當不錯的表現了。根據聯準會的表示，接下來是會進行一連串的升息來減緩通膨。尤其在前幾次的就業報告釋出後，市場上甚至有些預測美國的經濟並沒有想像中衰退的嚴重，這樣也有可能會導致聯準會採取更高幅度的升息來加速減緩通膨。

不管聯準會採取鷹派或是鴿派行動，升息是躲不了的了。這也意味著WSJ Prime Rate未來會持續往上升。大家的信用卡，HELOC，合一些其他的貸款項目的利息都會持續上升。大家可以看到WSJ Prime Rate在2020年三月後就不再有升息，直到今年的三月。之後就以每個月0.5%-0.75%的速度在上升，到了七月的時候已經來到了5.50%。很快地就會突破6%的大關了。

因此和房貸利率相比，HELOC的優勢不在。不僅利率已比房貸高，再加上HELOC本身是循環利息，身上揹有HELOC balance的小夥伴可以準備考慮一下是否該是做refi的時機了。

Mortgage rates remain stable after the CPI report last week. Right now, the rates are back to low 5% level and I think this is good sign. However, Fed has expressed their determination continue rising the rates to combat inflation even though the inflation seems to be slow down a little bit.

With the rising Fed rate, this means consumers’ other borrowing rates will likely go up such as credit card rate, HELOC rate and other consumer loan rate. Therefore, some of the HELOC advantages are disappeared since most HELOC rate is higher than the mortgage rate; plus, HELOC is charging recurring interest if you have balance on it.

I personally think this might the right time to think about consolidate your HELOC with your first mortgage if you are carrying some high HELOC balance.

最近一陣子房貸利率走跌，我們在八月一號的時候迎來了自四月以來的最低點。但是好景不常，在八月二日至三日的時候因為某地緣政治危機因素，兩天之內就狂飆將近0.5%，把利率又拉回了Mid 5%左右。

這星期又是重磅的CPI和PPI數字要連續出爐，根據市場預測，七月分的CPI預估落在8.7，這意味著我們的通膨高峰要過去了嗎？我想大家也都在拭目以待。然而這又代表了聯準會會持續拉高三碼利息來打擊通膨嗎？ 我想大家都非常緊張這些事件和數字的關聯性會對房貸利率和房市造成怎樣的影響。



The mortgage rate has been coming down in the past couple of weeks and we just had a new average low since April on 8/1 with 5.05%. However, the sweetness only last for 1 day and with some geopolitical tension, we soon had huge jump on 8/2 and 8/3 to pull the rate back in the mid 5%.

This week, we will have both CPI and PPI data to be announced. The consensus for CPI for July is at 8.7, does this mean we finally past that inflation peak? How would Fed react and will they stay with their 0.75% rate hike strategy to combat the inflation? We shall stay tuned!

千呼萬喚始出來，Moutain West Financial 終於在今天推出了浮動利率(Adjustable Rate Mortgage)產品。我們的ARM有三個不同的初期鎖定利率的時間，分別是5，7，10年。

我們這項產品有幾個好處:
1. 最高可貸至 $3mm
2. 信用分數可至 620
3. 買房，重新貸款，或是淨值提現金重新貸款
4. 最低5%首付

所有的貸款都還是需要經過信用、收入的審核以及最後的underwrting approval。不過我相信這也給了我們科州的朋友們又多了一個不同的選項，有興趣的朋友可以來電詢問，或是私訊也可以！

以下是我剛剛抓出來的一些最新(7.29.2022)的ARM利率，這是根據20% down, $550k loan amount and 750 credit score:

5/6mo: 4.500% (4.562% APR)
7/6mo: 4.625% (4.634% APR)
10/6mo: 4.875% (4.855% APR)
