Weekly Update Report: Rates Actually Moved Lower This Week - Really?
The average 30yr fixed mortgage rate officially moved over 7% this week according to major weekly surveys, but mortgage rates actually moved lower. Discrepancy?
If rates rise abruptly at the end of the previous week and fall meaningfully at the end of the following week, the Freddie survey will say "HIGHER" while the reality is "LOWER."
That's exactly what happened over the past 2 weeks. Again, why the discrepancy?
It's fairly simple. Weekly rate surveys lag reality.
Most importantly, the Fed has been very clear in saying they intend to hold rates at a terminal level (fancy banker talk for "ceiling") for as long as possible in order to be absolutely sure that inflation is defeated.

Weekly Update Report: Seeds of Hope
To be clear, "bad news" is relative, because it has been the resilience of the domestic economy that has allowed rates to rise as aggressively as they have so far. Unfortunately, when an industry is heavily dependent on the one thing the Federal Reserve uses to fight inflation, things are going to get bumpy when inflation is at its highest levels in decades. The first week of November will be exceptionally important as it brings the much-anticipated Fed announcement as well as the next installment of the jobs report. The week after that is also critically important due to the November 10th release of the next Consumer Price Index (CPI), the inflation report that has done more than any other report to shape rate movement in recent months.

Weekly Update Report: Rates Back to 20 Year Highs as Economy Remains Resilient
The resilience of the economy is a matter of debate with different cases to be made depending on the data. But when it comes to the Fed's favorite reports, the data hasn't given them any reason to go easy on rates. Housing/mortgage data notwithstanding, the rest of it has yet to send any red flags serious enough for the Fed to reconsider its unfriendly stance on rates. That's not to say there aren't some signs of contraction in major economic indices, but so far, it's been the manufacturing sector more than the services sector, and it's not uncommon for manufacturing to oscillate in more frequent boom/bust cycles even as the broader economy chugs along.

Weekly Update Report: Even Crazier Than Last Week!
Rates Briefly Topped 7% For 1st Time in 20 Years. The average 30yr fixed rate topped 7% on Tuesday. Many lenders were still able to quote rates in the 6s, but that required "points" (a percentage of the loan balance paid upfront with the intent of securing a lower rate than would have otherwise been available). Adjusting for points, even the best priced lenders were over 7%.
