We just got this stunner under contract for $1.75m in Genesee, CO! And it’s one heck of an example of creative lending done right.

Instead of qualifying the borrower with traditional income like W2’s or tax returns, we used asset utilization.

Our client had eligible assets exceeding 1.25x the loan amount, allowing us to qualify the entire mortgage based on a single portfolio statement. One. Single. Statement.

Talk about a streamlined process. This can be incredibly powerful for:

🌲 Retirees
🌲 Clients who recently sold a business
🌲 Self employed borrowers who write off income
🌲 High net worth buyers with strong balance sheets

If a client has assets, but limited income on paper, there may still be a path to qualify.
