🏡 Terminology Tuesday: Seller Concessions!

What if a seller could help make a buyer's monthly mortgage payment more affordable? 👀

💡 Seller concessions are contributions a seller agrees to make toward certain homebuying expenses, including closing costs and interest rate buydowns.

Here's where things get interesting! ⬇️

🔹 Temporary Rate Buydown: Seller contributions may help reduce a buyer's initial monthly mortgage payments for a set period.

🔹 Permanent Rate Buydown: Seller contributions may be used to pay discount points, lowering the mortgage interest rate for the life of the loan.

🤝 For buyers, this could mean lower upfront costs or more manageable monthly payments. For sellers and real estate agents, concessions may be a valuable negotiation tool to help bring everyone closer to the closing table.

🏠 Sometimes, it's not just about the price of the home. It's about how you structure the deal!

📲 Connect with us to explore how seller concessions could work for your next purchase.

National trends tell part of the story. Local knowledge brings it home. 🏡

Realtor.com projects that 13.9 million homes could be released between 2026 and 2036 as older generations transition out of homeownership. But that shift will unfold differently from one community to the next.

The types of homes becoming available, local demand, and neighborhood price points will shape what it means for your next move.

That’s why I look beyond the national headlines to understand what’s happening here in our community. As your local Mortgage Consultant, I can help you explore how financing options fit your goals, while working with your real estate agent to put local market insights into perspective.

Let’s talk about your next move—and build a plan around you.

Buying in a higher-rate market can call for a little creativity. A 2/1 temporary buydown gives buyers a planned payment runway:

🏠 Year One: Payment calculated using a rate 2 percentage points below the note rate.

🏠 Year Two: Payment calculated using a rate 1 percentage point below the note rate.

🏠 Year Three and beyond: The full note-rate payment applies.

The important detail? The mortgage’s actual note rate does not change. Funds set aside at closing subsidize the difference during the first two years, and the payment progression is established from the beginning.

When permitted, negotiated seller concessions may help fund this strategy. It will not fit every buyer or transaction, but it can be worth discussing when the numbers align.

Real estate colleagues, save and share this with buyers exploring their options! 💙

When rates give buyers pause, it’s worth getting curious about your options. 🏡

In markets where buyers have more room to negotiate, seller concessions could help fund a 2/1 temporary buydown—providing some breathing room in your monthly budget as you settle into homeownership.

Here’s how it works:
• Year 1: Principal-and-interest payments calculated at a rate 2 percentage points below your loan’s fixed rate.
• Year 2: Payments calculated at a rate 1 percentage point below.
• Year 3 onward: Payments based on your loan’s full fixed rate.

The opportunity starts with a conversation about the whole picture: the home, the terms, and a payment that fits your budget beyond those first two years.

Wondering what this could look like for your purchase? Let’s run the numbers together.

Subject to loan program requirements and seller agreement. Temporary payment reductions do not change your loan’s fixed interest rate.

The Fed makes headlines. Your homebuying plans deserve a closer look. 🏡

Mortgage rates and the Fed’s policy rate don’t move in lockstep. Inflation, bond markets, and expectations about the economy also influence mortgage rates—helping explain why the two lines on this chart follow different paths.

When higher borrowing costs cause some buyers to pause, those still shopping may find less competition and more room to negotiate.

The opportunity is in the whole picture: the home’s price, seller concessions, available financing options, and a monthly payment that fits your budget.

Let’s talk through what those pieces could mean for your next move.

Appraisals are becoming more detailed, but a longer report doesn’t automatically mean there’s a problem. 🏡

Beginning November 2, 2026, Uniform Appraisal Dataset 3.6 will be required for applicable appraisal submissions. Buyers, sellers and real estate agents may notice more upfront questions about square footage, ADUs, renovations, property features and potential discrepancies.

The goal is a clearer, more consistent description of the property—and fewer surprises later in the process.

The August REALTORS® Confidence Index reflects a market moving at a more measured pace:

🏡 Median existing-home price: $429,100
👥 First-time buyers: 30% of transactions
📈 16% of homes sold above list price
⏳ Median days on market: 31

For buyers, a little less competition can create new opportunities. For agents, it’s a chance to help clients look beyond the headlines, understand their options, and be ready when the right home comes along.

Because even in a changing market, preparation creates a competitive edge—and we’re Relentless in Service every step of the way.
