Why I like buyers to pre-qualify before the spring listings really pick up. Spring is usually when the market wakes up a little, more homes, more showings, more people suddenly deciding it might be the year they buy. When buyers already have their numbers sorted out ahead of time, the whole experience tends to feel a lot calmer. They know their range, they know what lenders will look at, and they’re not trying to figure everything out at the same time they’re falling in love with a house. It does not make the process perfect, but it does make it a lot more predictable. And in a busy spring market, a little clarity goes a long way.

“I’m really glad I called a mortgage broker. I was closer to homeownership than I realized.” I hear some version of this more often than people expect. A lot of buyers spend months, sometimes years, assuming they are not quite ready yet. Waiting for the perfect rate, the perfect savings number, or the perfect moment.
