**Question: If I get a reverse mortgage, will the bank own my home?**

**Answer:** No! This is one of the biggest misconceptions about reverse mortgages.

With a reverse mortgage, you remain the owner of your home, and your name stays on the title. The lender does not take ownership of your property.

You can continue living in your home as long as you meet the loan requirements, including maintaining the property, paying property taxes and homeowners insurance, and keeping the home as your primary residence.

A reverse mortgage simply allows eligible homeowners to access a portion of their home equity without having to sell their home.

**Home Prices Are Holding Steady, Even as High Mortgage Rates Slow the Market**

Despite higher mortgage rates, affordability challenges, and slower home sales, home prices are proving to be more resilient than many expected.

According to the latest Veros Real Estate Solutions forecast, **U.S. home prices are projected to increase by approximately 1% over the next 12 months.**

But here's the important takeaway: **Real estate is local, and not every market is moving in the same direction.**

Some areas in the Midwest and Northeast are expected to see continued appreciation, while parts of Texas and the Southwest could experience modest price declines as inventory increases.

So what does this mean for buyers and sellers?

**For buyers:** A slower market may create opportunities for better negotiations, more choices, and less competition.

**For sellers:** Pricing your home correctly from the start is more important than ever. Today's buyers are watching affordability closely.

**The bottom line:** We're not seeing one nationwide housing market. We're seeing many local markets responding differently to inventory, demand, and affordability.

Whether you're thinking about buying, selling, or refinancing, understanding what's happening in your local market can help you make a more informed decision.

**Thinking About Buying or Selling? Here's What the Latest Housing Market Report Means for YOU.**

A new report from Redfin suggests the housing market may not return to normal affordability levels until early 2029 — and that's the most optimistic scenario.

Here's what's happening:

Mortgage rates are hovering around 7.4%–7.5%.

More homes are sitting on the market longer.

New construction homes are averaging about 2% less than existing homes nationally.

Depending on mortgage rates and home prices, affordability could take anywhere from a little over 2 years to 10 years to normalize.

**So, should you put your real estate plans on hold?**

Not necessarily!

For buyers, there may be opportunities to negotiate and explore builder incentives.

For sellers, strategic pricing, strong marketing, and proper preparation matter more than ever.

The bottom line? **Real estate decisions should be based on your personal circumstances, not just national headlines.**

The internet loves to talk about a housing crash, but if you look at the actual data right here in **Salt Lake County**, the narrative looks a whole lot different.

While headlines claim home prices are plunging, the numbers show a steady, resilient market. In fact, local single-family home values across Salt Lake County continue to hold firm, with overall values up year-over-year and the median single-family price sitting solidly in the mid-$600ks. Rather than a dramatic crash, we are seeing a balanced, stable market where well-priced homes are moving in around 24 to 26 days.

Don't let online noise keep you on the sidelines—if you want the true picture of what’s happening in West Jordan and across Salt Lake County, lean on the local pros.

Active listings are up 12.63% and sold listings are down 13.99% compared to this time last year. With interest rates spiking up, this is having a major impact on the housing market, homeowners, and affordability for buyers.

"Should I just wait?"

It’s the question on a lot of buyers' and sellers' minds right now. But while some people are hitting pause, market data tells a different story: homes are still going under contract (up 1.5% month-over-month) and more buyers are stepping up with mortgage applications (up 21% year-over-year according to NAR and MBA data).

If moving still matters to you, you don't necessarily have to wait on the sidelines—we just need a solid plan. Whether you're looking to buy your next home or map out your equity in Utah, let's look at the numbers and figure out what makes sense for your goals.

What Is PMI in home financing?

Private mortgage insurance, or PMI, is insurance that buyers may be required to obtain. PMI is usually required on a conventional loan if the down payment is less than 20% of the home's purchase price.

PMI serves as a safeguard for lenders in case borrowers default on their mortgage payments. It provides protection by covering a portion of the lender's losses if the loan goes into foreclosure. While PMI benefits the lender, it allows buyers to purchase a home with a lower down payment, making homeownership more accessible.

It's important to note that PMI is an additional cost that borrowers must factor into their monthly mortgage payments. The specific amount of PMI can vary based on factors such as loan amount, credit score, and down payment percentage.

However, as you make mortgage payments and build equity in your home, there may be opportunities to cancel or remove PMI once you reach a certain level of equity.

Contact me and I can provide valuable insights into PMI requirements and help you make informed decisions that align with your financial goals.
