If your home is on the market right now, there’s something happening on the mortgage side that sellers need to understand. 🏡

Rates have been moving higher.

That matters to sellers because when rates increase, a buyer’s monthly payment increases too — sometimes enough to completely change the price range they’re comfortable shopping in.

A buyer who felt great about a certain payment a few weeks ago may now be looking at less expensive homes, asking for seller concessions to help buy down their rate, or simply being more cautious before scheduling a showing.

So if your home has been sitting longer, showings have slowed down, or activity suddenly feels quieter, it doesn’t automatically mean there’s something wrong with your house.

The cost of financing has changed.

And right now, sellers may need to be a little more strategic — whether that’s with price, concessions, a rate buydown, or simply understanding what today’s buyers are working with.

There ARE still buyers out there. I’m talking to them every day. They’re just doing a whole lot more math before they walk through the front door. 😅

This is exactly why your Realtor + lender working together matters, especially in a market like this.
