Some houses are more than houses.

This home in Garland had been in this family since the 1940s. Generations grew up here, and a whole lot of good people came out of this house.

The owners are the sweetest older couple. They had already purchased their new home years ago, so there wasn’t a rush or some big problem that needed to be solved. They were simply ready to let this one go and use the equity they had built to enjoy this next chapter of their lives.

They’re incredibly family-oriented, and knowing them, I have a feeling at least some of that money will turn into time spent and memories made with the people they love.

There’s something really special about being trusted with a home that holds this much family history. I was honored to be a small part of helping them close this chapter and move on to whatever comes next.

This was an unfinished new build in Dallas 75215. The owner had every intention of finishing it, but life got in the way and eventually the property just needed someone else to take it across the finish line.

The tricky part was finding that someone.

A lot of builders and flippers don’t like taking over another person’s unfinished project. Which is kind of funny when you think about it, because technically every flip is someone else’s work. 😂 But there’s definitely a psychological hurdle when it comes to an unfinished build — people immediately start wondering what went wrong or what they’re inheriting.

In this case, the permits were still good, the project could be finished, and the City of Dallas certainly doesn’t benefit from having an abandoned, half-built house sitting there either.

We just needed to find the right person who could look at what was already there instead of being scared off by what wasn’t finished yet.

And we did. We don't stop until we do 💪

This one will most likely be finished out and kept as a rental in the Fair Park area — a part of Dallas that continues to see a ton of change and investment.

Not every property needs to start over. Sometimes it just needs the right person to finish what someone else started.

Contracted June 3rd. Closed July 1st.

The original plan was actually to close on July 15th because the seller wanted extra time to sort through her belongings and prepare for her move.

During the title process, though, we discovered she had a reverse mortgage with a monthly adjustable rate, meaning the payoff amount was continuing to increase over time. Waiting another two weeks would require requesting a new pay off and cost her even more money.

I had more than a few people tell me the price was too high for the neighborhood and that I wouldn’t find a flipper who could to make the numbers work. But the seller needed a certain amount to pay off her mortgage and maintain financial security moving forward, so giving up wasn’t an option.

We kept pushing until we found a flipper who could take the project on, moved closing up to July 1st, and helped protect more of the equity she had spent years building.

Every deal is different. Sometimes helping the seller means giving them more time. Sometimes it means closing faster. It’s about understanding what matters most to them and doing everything you can to make that happen.

I honestly thought this boy would be adopted almost immediately.

Kane has been with my family for the past couple of months, and he’s just… easy. Easy to love, easy to have around, easy to fit into your life.

He’s fully potty trained, crate trained, great with my kids, loves toys, and absolutely LOVES car rides. He’s not one of those super high-maintenance velcro dogs that has to be touching you every second, but he always wants to be nearby. If you move rooms, he’ll probably follow just to hang out.

He’s the kind of dog that would thrive with someone who’s home more often, works from home, travels locally, or just likes having a buddy along for the ride. Being included means everything to him.

He’s around 4–5 years old, fully vetted, good with other animals, and truly one of the sweetest dogs I’ve met.

Whoever ends up adopting him is going to get a really, really good dog. 🥹💓

Closed! Dallas, TX

On the way to closing, the seller told me it felt bittersweet for him — and I can understand why. He's been there since 1991, in the middle of such an iconic part of Dallas.

Even so, he was ready to move on. It was just him and his cat Nikalos (who I never got to meet because he's so scared of people), and he wanted less to take care of. He first reached out last summer but had knee surgery that put things on hold. In late March, he let me know it was time.

Over those months, I'd like to think we became friends. He shared bits of the property's history along the way — it used to be owned by the Campisi family, and it sits right on Lower Greenville where the St. Patty's Day block party rolls through every year. I can only imagine the things that house has seen.

A lot of the people I talked to wanted to tear it down. I knew that would be hard for him, so I kept looking until I found buyers who wanted to flip it instead. My instinct was right — he told me yesterday that would have been difficult for him, and that he and his neighbor are both glad it's being flipped and not torn down.

The deal didn't go in a straight line. Our first flipper backed out partway through, but we had a backup ready and still closed 4 days ahead of the original contract date.

In real estate, things rarely go perfectly. What matters is getting the seller to the finish line — and in this case, helping a friend move on to a simpler life (....with more money in his pocket lol)
