I honestly thought this boy would be adopted almost immediately.

Kane has been with my family for the past couple of months, and he’s just… easy. Easy to love, easy to have around, easy to fit into your life.

He’s fully potty trained, crate trained, great with my kids, loves toys, and absolutely LOVES car rides. He’s not one of those super high-maintenance velcro dogs that has to be touching you every second, but he always wants to be nearby. If you move rooms, he’ll probably follow just to hang out.

He’s the kind of dog that would thrive with someone who’s home more often, works from home, travels locally, or just likes having a buddy along for the ride. Being included means everything to him.

He’s around 4–5 years old, fully vetted, good with other animals, and truly one of the sweetest dogs I’ve met.

Whoever ends up adopting him is going to get a really, really good dog. 🥹💓

Closed! Dallas, TX

On the way to closing, the seller told me it felt bittersweet for him — and I can understand why. He's been there since 1991, in the middle of such an iconic part of Dallas.

Even so, he was ready to move on. It was just him and his cat Nikalos (who I never got to meet because he's so scared of people), and he wanted less to take care of. He first reached out last summer but had knee surgery that put things on hold. In late March, he let me know it was time.

Over those months, I'd like to think we became friends. He shared bits of the property's history along the way — it used to be owned by the Campisi family, and it sits right on Lower Greenville where the St. Patty's Day block party rolls through every year. I can only imagine the things that house has seen.

A lot of the people I talked to wanted to tear it down. I knew that would be hard for him, so I kept looking until I found buyers who wanted to flip it instead. My instinct was right — he told me yesterday that would have been difficult for him, and that he and his neighbor are both glad it's being flipped and not torn down.

The deal didn't go in a straight line. Our first flipper backed out partway through, but we had a backup ready and still closed 4 days ahead of the original contract date.

In real estate, things rarely go perfectly. What matters is getting the seller to the finish line — and in this case, helping a friend move on to a simpler life (....with more money in his pocket lol)

This one started back in June 2025 when the seller reached out to me through my website.

Seller has owned this home in the heart of M Streets / Lower Greenville since 1991… imagine the life lived here. 👀🎉

Cool piece of history — the Campisi family originally owned this lot. They tried to get it rezoned commercial (didn’t happen), so they sold it in the 1950s… and that’s when this house was built. That’s also why it stands out from all the Tudors and Craftsman around it. Different, but still full of character.

We hit pause for a bit while he handled knee surgery. A few weeks ago, he reached back out and said he was ready.

And then… the real work started.

Plenty of interest. No shortage of buyers.
But most wanted to scrape it and build new.

Problem is — builder numbers didn’t make sense here.

I could’ve gone back to the seller and pushed for a price drop… but that’s not how I operate.

So I kept going.

Talked to more people. Filtered through the games.
“Tell me their numbers first…”
“I’ll beat the other guy…”
Hard pass.

Ended up finding the right flipper/end buyer — straight shooter, no games, just made a decision.

Closing in about 2 weeks

This one was a little different from what I normally do. I was contacted by a dispo company about three overgrown lots with a tear-down in BFE (Mabank lol). Not exactly a hot commodity… but luckily I know just about the only buyer out there who actually wants something like this.

After about a day and a half of back-and-forth, everyone got on the same page. Contract signed today, and we’re on track to close in a couple of weeks. 💃🏻

Oh, and It has squatters too. 🤣
