Traditional mortgages typically focus on your personal income. But with a 𝗗𝗦𝗖𝗥 𝗹𝗼𝗮𝗻, eligible investors may qualify based on the property's rental income instead of using W-2s or personal tax returns to document income.
The lender evaluates how the rental income compares to the mortgage payment, property taxes, insurance, and applicable HOA dues. Credit, down payment, and reserves still matter.

I've added a 𝗳𝗿𝗲𝗲 𝗗𝗦𝗖𝗥 𝗰𝗮𝗹𝗰𝘂𝗹𝗮𝘁𝗼𝗿 to my website so you can estimate a property's ratio and better understand how lenders evaluate rental income.
