Everyone wants to know when rates are coming down.

I wish I had that answer.

What I do know is that I've had buyers who waited a year hoping for lower rates. Some ended up paying more because home prices went up. Others missed out on the house they still talk about.

Waiting is a decision, too.

Sometimes it's the right one. Sometimes it isn't.

The best conversations I have aren't about guessing what the market will do next. They're about looking at today's numbers and deciding whether buying now makes sense for your budget and your goals.

If it does, great.

If it doesn't, that's okay too.

Skydiving for my birthday required a pretty BIG leap. Thankfully, going from browsing homes to understanding whether you’re ready to buy doesn’t have to.

You can start small.

Learn your numbers. Ask the questions. Explore your options. Build a plan.

You don’t have to commit to buying a house just because you talked to a lender. Sometimes that first conversation simply gives you the clarity you need to figure out what comes next.

One of the biggest changes I've noticed this year is the questions buyers are asking.

A year ago, almost every conversation started with, "Should I wait for rates to come down?"

Today, more buyers are asking, "What would my monthly payment actually look like?"

That's a much better place to start.

No one can promise where rates or home prices will be a few months from now. What we can do is look at today's numbers, explore different loan options, and determine whether buying makes sense for your budget.

Sometimes the answer is yes.

Sometimes the answer is to wait.

Either way, the decision is based on facts instead of headlines.

"I need 20% down."

"I'll buy when rates come down."
If I could predict interest rates, I'd probably be on a beach somewhere. The better question is whether buying makes sense for your budget today.

"Getting pre-approved will wreck my credit."
Shopping for a mortgage doesn't work the same way people think. Let's talk about how mortgage inquiries are actually treated before you cross it off your list.

"My credit isn't good enough."
