To my referral partners, I’d love to invite you to one of my favorite Intercap traditions: Get Together & Give!

Join my Intercap team and fellow industry partners for an evening of great food, fun, and giving back to our community.

This year, we’re coming together to raise money for the Utah Food Bank and support the incredible work they do for families across our state.

📅 Thursday, November 5
🕠 5:30 to 8:30 p.m.
📍 Intercap Lending Canyons Branch

No presentations. No agenda. Just good people coming together for a great cause.

I’m so grateful for the relationships we’ve built, and I hope you’ll be part of this special evening. I’ve dropped the RSVP link in the comments!

Just closed, and I’m so happy for these two!

Helping friends buy a home is something I’ll never take for granted. Thank you for trusting me with such a big part of your next chapter!

A big shoutout to their amazing Realtor, Alauna! So grateful to be part of this team and celebrate this closing together.

We used our Medical Professional Program to help make this move happen. If you’re in the medical field and have a move on your mind, let’s chat.

Congratulations, my friends! Now go make some memories. 🥂💖

Everyone wants to know when rates are coming down.

I wish I had that answer.

What I do know is that I've had buyers who waited a year hoping for lower rates. Some ended up paying more because home prices went up. Others missed out on the house they still talk about.

Waiting is a decision, too.

Sometimes it's the right one. Sometimes it isn't.

The best conversations I have aren't about guessing what the market will do next. They're about looking at today's numbers and deciding whether buying now makes sense for your budget and your goals.

If it does, great.

If it doesn't, that's okay too.

As Realtors and lenders, we owe our clients real information, not predictions.

Are buyers in Cottonwood Heights getting tired of waiting, or are you still seeing most of them sitting on the sidelines?

This is one of the most common questions I hear.

For some people, renting is the right choice. For others, buying creates an opportunity to build equity while enjoying everything Lake Havasu has to offer. The answer depends on your timeline, financial goals, and budget.

Your Buyer Profile is a great place to compare your options before making a decision. Once you create your profile, you will have access to free calculators to run scenarios and a custom search experience.

Well... I officially made the jump. 😂🪂

Skydiving for my birthday required a pretty BIG leap. Thankfully, going from browsing homes to understanding whether you’re ready to buy doesn’t have to.

You can start small.

Learn your numbers. Ask the questions. Explore your options. Build a plan.

You don’t have to commit to buying a house just because you talked to a lender. Sometimes that first conversation simply gives you the clarity you need to figure out what comes next.

And take it from someone who recently jumped out of a perfectly good airplane... sometimes getting started is the hardest part. 😉🏡

One of the biggest changes I've noticed this year is the questions buyers are asking.

A year ago, almost every conversation started with, "Should I wait for rates to come down?"

Today, more buyers are asking, "What would my monthly payment actually look like?"

That's a much better place to start.

No one can promise where rates or home prices will be a few months from now. What we can do is look at today's numbers, explore different loan options, and determine whether buying makes sense for your budget.

Sometimes the answer is yes.

Sometimes the answer is to wait.

Either way, the decision is based on facts instead of headlines.

If you're thinking about buying in Cottonwood Heights, I'm always happy to help you understand your options with no pressure.

What questions are you hearing most from buyers right now?

09/01/2026

First-time homebuyers hear a LOT of things before they ever talk to a lender. 👀

“You need 20% down.”
“Your credit has to be perfect.”
“You should wait until everything is figured out.”

Not so fast.

Every buyer’s situation is different, and something you heard from a friend, family member, or online may not apply to you.

Before you count yourself out, ask the questions and get the information that applies to your situation.

You might be closer to homeownership than you think. 🏡📲

Affordability isn't determined by income alone. Your down payment, monthly debt, credit profile, loan program, and financing options all influence your buying power.

Instead of relying on online calculators, get a personalized estimate based on your financial picture so you can begin your search with realistic expectations.

First-time homebuyers, this one is for you. 🏡

You are NOT expected to show up knowing how mortgages work, what every acronym means, or exactly what you’re supposed to do next.

That’s my job.

I’ll answer the questions, explain your options in a way that actually makes sense, and help you understand what comes next without making you feel like you should already know.

Buying your first home is a big deal. Asking questions is part of the process. 📱

Here are 5 home loan myths I'm officially retiring in Cottonwood Heights.

"I need 20% down."
You might not. There are loan programs that require much less, and some buyers even qualify for down payment assistance.

"I'll buy when rates come down."
If I could predict interest rates, I'd probably be on a beach somewhere. The better question is whether buying makes sense for your budget today.

"Getting pre-approved will wreck my credit."
Shopping for a mortgage doesn't work the same way people think. Let's talk about how mortgage inquiries are actually treated before you cross it off your list.

"My credit isn't good enough."
You don't have to have perfect credit to buy a home. I'd rather look at your situation than have you guess.

"I'll know when I'm ready."
Most buyers don't wake up one morning knowing they're ready. They ask questions, run the numbers, and make a plan first.

I've had every one of these conversations with buyers in Cottonwood Heights. If you've been wondering whether one of these myths applies to you, let's talk. I'd rather give you real answers than let Chat or Claude make the decision for you.
