Everyone's waiting for the Fed to cut rates. I wouldn't hold my breath.

The Fed doesn't set mortgage rates — **the 10-year Treasury does.** And the 10-year just hit a 20+ year high (~5.25%).

Friday's jobs report was WEAK (+29K vs ~90K expected) and rates went UP anyway. That's a bond-market/inflation story, not a hot economy.

What that means for you: waiting for a Fed announcement to make your move could mean missing the market entirely. The buyers who locked when others hesitated got the home AND the concession. Seven years in, the pattern never changes — the market rewards action, not anticipation.
