𝗟𝗮𝘀𝘁 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗥𝗲𝗰𝗮𝗽: 𝗥𝗮𝘁𝗲𝘀 𝗶𝗺𝗽𝗿𝗼𝘃𝗲𝗱 👍
Mortgage rates got better last week after reaching their highest levels in early October. Even though reports showed inflation was higher than expected, mortgage rates continued to improve and ended the week a little lower.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗰𝗿𝗲𝗲𝗽 𝗵𝗶𝗴𝗵𝗲𝗿 👎
Although rates improved last week, helped by a sell off in AI stocks, they showed signs of stalling on Friday and continued to lose ground to start this week. With little economic data coming out to help guide rates, headlines will play a bigger role this week. Unfortunately, rates are more likely to creep higher than continue to improve.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• Stocks: Mortgage rates' improvement last week was in large part due to stock market weakness, particularly in the AI sector, and investors moving money into bonds for safety. Mortgage bonds benefited from the move, helping rates improve. Stocks could continue to play a role this week, especially with little in the way of economic data.
• Oil: Oil prices moved higher again, but efforts to lower prices at the pump by temporarily suspending federal and state taxes have helped limit the impact on mortgage rates.

Your friend just bought a house, and now you're comparing their mortgage to yours. 🏡

But here's the thing: Just because you're both buying a home doesn't mean you're getting the same loan.

Your loan terms, monthly payment, closing costs, down payment, loan type, and credit score can all make your mortgage look different from someone else's.

That's why comparing numbers without understanding what's behind them can be misleading.

💬 Message me "𝗖𝗢𝗠𝗣𝗔𝗥𝗘" and let's look at what actually makes sense for YOU.

🏡 𝗙𝗼𝗿 𝘁𝗵𝗲 𝗪𝗲𝗲𝗸 𝗼𝗳 𝗢𝗰𝘁𝗼𝗯𝗲𝗿 𝟭𝟮, 𝟮𝟬𝟮𝟲

𝗟𝗮𝘀𝘁 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗥𝗲𝗰𝗮𝗽: 𝗥𝗮𝘁𝗲𝘀 𝗶𝗺𝗽𝗿𝗼𝘃𝗲𝗱 👍
After moving higher to start the week, mortgage rates got a little better as the week went on, ending just slightly lower than the week before. It wasn't a big improvement, but at least it broke the streak of rates moving higher over the last few weeks.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗯𝗲 𝘃𝗼𝗹𝗮𝘁𝗶𝗹𝗲 ⚠️
There are some early signs that mortgage rates may be done climbing, at least for now. We could still see some ups and downs this week though, especially with inflation data coming out in the middle of the week.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• Inflation data: Consumer inflation data comes out Wednesday, followed by wholesale inflation data on Thursday. If inflation is lower than expected, rates could improve a little more, but higher inflation could push them back up.
• Oil: Oil prices will continue to influence mortgage rates this week, although the connection between the two hasn't been quite as strong recently.
• The Fed: The Fed raised its policy rate in September, but markets have recently backed off expectations for another increase in October. This week's inflation reports and comments from Fed officials could change those expectations.

𝗣𝗮𝘆𝗶𝗻𝗴 $𝟯,𝟬𝟬𝟬 𝗶𝗻 𝗿𝗲𝗻𝘁 𝗮𝗻𝗱 𝗯𝗲𝗶𝗻𝗴 𝘁𝗼𝗹𝗱 𝘆𝗼𝘂 𝗱𝗼𝗻’𝘁 𝗾𝘂𝗮𝗹𝗶𝗳𝘆 𝗳𝗼𝗿 𝗮 $𝟮,𝟳𝟬𝟬 𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲? 🤔

It can feel confusing, but rent and mortgages are approved differently.

When you apply for a home loan, mortgage professionals look at more than just what you pay each month. They also look at things like your income, credit, car payments, credit cards, and other debt.

And here’s the big thing: 𝗻𝗼𝘁 𝗲𝘃𝗲𝗿𝘆 𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗽𝗿𝗼 𝗼𝗿 𝗹𝗼𝗮𝗻 𝗽𝗿𝗼𝗴𝗿𝗮𝗺 𝗵𝗮𝘀 𝘁𝗵𝗲 𝘀𝗮𝗺𝗲 𝗿𝘂𝗹𝗲𝘀.

So if one tells you no, that doesn’t always mean you’re out of options.

Get a second opinion. You can ask me about different loan programs. You might have more options than you think.

🏡 𝗙𝗼𝗿 𝘁𝗵𝗲 𝗪𝗲𝗲𝗸 𝗼𝗳 𝗢𝗰𝘁𝗼𝗯𝗲𝗿 𝟱, 𝟮𝟬𝟮𝟲

𝗟𝗮𝘀𝘁 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗥𝗲𝗰𝗮𝗽: 𝗥𝗮𝘁𝗲𝘀 𝗺𝗼𝘃𝗲𝗱 𝗵𝗶𝗴𝗵𝗲𝗿 👎
Mortgage rates continued to climb last week despite slightly lower oil prices, weaker-than-expected labor data, and markets backing off expectations for a Fed rate hike this month. There was a lot of day-to-day volatility, but pressure on global bond markets ultimately helped push rates higher.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗴𝗲𝘁 𝘄𝗼𝗿𝘀𝗲 👎
Unfortunately, it doesn't look like rates will be moving lower anytime soon, and they could continue to creep higher. Treasury yields are still near their highest levels in decades and continue to rise, which will keep putting pressure on mortgage rates.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• Oil: Oil prices will continue to influence mortgage rates this week, although the connection between the two hasn't been quite as strong recently.
• Economic data: There are only a few reports this week that could influence mortgage rates, and none that require a lot of attention from us.
• Bond yields: Yields continue to rise globally, and as the 10-year Treasury yield moves higher, mortgage bonds are likely to sell off as well, putting additional pressure on mortgage rates.

That new car might fit your budget…

But it could still get in the way of buying a house. 😬

When you apply for a mortgage, mortgage professionals look at your monthly debt. A new car payment adds to that debt and can potentially lower how much home you qualify for, even if you have good credit.

So if buying a house is on your radar, talk to me 𝗯𝗲𝗳𝗼𝗿𝗲 you head to the dealership.

The order matters. 🏡🔑

Send this to someone thinking about buying a car AND a house.

🏡 𝗙𝗼𝗿 𝘁𝗵𝗲 𝗪𝗲𝗲𝗸 𝗼𝗳 𝗦𝗲𝗽𝘁𝗲𝗺𝗯𝗲𝗿 𝟮𝟴, 𝟮𝟬𝟮𝟲

𝗟𝗮𝘀𝘁 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗥𝗲𝗰𝗮𝗽: 𝗥𝗮𝘁𝗲𝘀 𝗺𝗼𝘃𝗲𝗱 𝗵𝗶𝗴𝗵𝗲𝗿 👎
Mortgage rates moved to new 2026 highs last week and were as volatile as forecasted in last week's commentary. Rates pushed higher as bond yields reached 20-year highs and oil prices remained elevated.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗴𝗲𝘁 𝘄𝗼𝗿𝘀𝗲 👎
Mortgage rates are likely to continue moving higher this week, pushed up by rising energy costs and speculation that the Fed will hike rates twice more this year. There is a slim chance rates could hold or improve slightly if something positive happens in the Middle East that helps oil prices fall, but the odds aren't great.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
•Middle East: Oil prices and headlines surrounding talks between the U.S. and Iran will continue to play a big role in mortgage rates this week.
•Jobs data: There are multiple jobs reports this week, but Friday's BLS jobs data will likely have the biggest effect on mortgage rates. Signs of a strong labor market could push rates higher by increasing speculation that the Fed will continue to hike its policy rate.
•Bond yields: Crushing amounts of government debt have investors demanding higher yields on Treasuries, and the rising 10yr Treasury yield plays a big role in mortgage pricing.

A low interest rate can be great, but it’s not the only thing that decides if a home fits your budget.

You can get a low rate on a home that is still too expensive. If the monthly payment is too high, the home may not be right for you.

So don’t just ask:

“What interest rate can I get?”

Also ask:

“𝗖𝗮𝗻 𝗜 𝗰𝗼𝗺𝗳𝗼𝗿𝘁𝗮𝗯𝗹𝘆 𝗮𝗳𝗳𝗼𝗿𝗱 𝘁𝗵𝗶𝘀 𝗽𝗮𝘆𝗺𝗲𝗻𝘁 𝗲𝘃𝗲𝗿𝘆 𝗺𝗼𝗻𝘁𝗵?”

To answer that, we need to look at the full cost:

🏡 Home price
💰 Down payment
📍 Property taxes
🛡️ Home insurance
🏢 HOA fees
✨ Possible help from the seller

In some cases, the seller may be able to help pay part of your closing costs.

A low rate is great, but a payment that fits your life is even more important.
