This chart shows originations happen across every score band—not just 760+. Big spikes at the far right were refi waves, but even in today’s purchase-led market there’s steady activity in the 620–719 range, too.

Takeaway: Buyers aren’t only their score. Program fit, DTI, down payment, and reserves all matter. Agents, reframe the convo from “What score do I need?” to “What plan fits my budget and timeline?” 🛣️

📉 The Fed cut 0.25% on Oct 29 (now 3.75%–4.00%). But reminder: Fed cuts ≠ instant mortgage-rate drops. After Chairman Powell said a December cut isn’t a sure thing, markets repriced and mortgage rates moved slightly higher—still lower than much of the past year, just back near mid-October levels.

Why it matters: plan around the trend and payments, not one meeting. 💙🏠
