A home appraisal is one of the most important parts of the home buying process because it helps determine the property’s fair market value. During the appraisal, a licensed 3rd party appraiser evaluates the home based on its overall condition, recent comparable sales in the area, upgrades, size, location, and current market trends.

Lenders require appraisals to ensure the home is worth the amount being financed. If the appraisal comes in at or above the purchase price, the loan can typically move forward smoothly. If it comes in lower than the agreed sales price, buyers and sellers may need to renegotiate the contract price or the buyer may need to bring additional cash to closing to cover what is called an “appraisal gap.”

An appraisal is not the same as a home inspection. A home inspection focuses on the property’s functionality and potential repairs. An appraisal focuses mainly on determining the market value, but the appraiser will also remark on obvious repairs and any health or safety issues that need to be addressed to support the value.
