Condo financing is changing, and a little preparation now can help prevent big surprises later.
Beginning August 3, 2026, Fannie Mae and Freddie Mac are changing how most condominium projects are reviewed for conventional financing.
For many condo purchases, what was once a Limited or Streamlined Review will now require a Full Condo Project Review. That means additional HOA documentation, more detailed project reviews, and in some cases, financing options may change.
The good news? The earlier we know a buyer is purchasing a condo, the earlier we can identify potential issues, set expectations, and help keep the transaction moving.
If a condominium project doesn't meet conventional guidelines, that doesn't always mean the deal is over. Rapid Mortgage also offers non-warrantable condominium financing through our Specialty Lending division, providing additional options when conventional financing isn't available.
