A DSCR mortgage (Debt Service Coverage Ratio), is designed to help investors finance their properties with greater flexibility and control. Unlike traditional mortgages that focus primarily on a borrower's credit score and income, DSCR mortgages look at the property's cash flow instead to determine the borrower's ability to qualify for the loan. Borrowers secure financing for their properties based on the property's actual income and expenses.

What does this mean? It means borrowers with lower credit scores, irregular income streams or borrowers who don't want to use their own income can still qualify for financing if their properties generate enough cash flow to cover the loan payments.
