Montana Board of Housing has one of my most commonly used loan programs for first time homebuyers, although you do not have to be a first time homebuyer to utilize it in most areas. They help you come up with a down payment, they reduce your interest rate over the life of the loan, and partnered with the seller credit - you could potentially not need a check at closing. It’s a great option if affordability is holding you back!
