A lot of landlords assume they’re only at risk if a tenant sues them directly.

But here’s something most people don’t think about:

👉 What happens if one tenant hurts another tenant?

Dog bites, fights, slip-and-falls in shared areas—it happens more than you’d expect.

And even if it’s clearly one tenant’s fault, the landlord often gets pulled into the claim anyway.

Why?

Because the question becomes:
“Did the landlord provide a safe property?”

Here’s the bigger issue:
If your tenants don’t have renters insurance, there’s no backup coverage—so the claim usually comes back to you.

Most policies change after 30–60 days without a tenant, even if:
✔ Furniture is still inside
✔ Utilities are on
✔ Renovations are almost done
