Home prices dipped 1.4% year-over-year to a median of $419,250. Inventory climbed 5.4% to 1.2 million active listings. Homes are taking 61 days to go under contract. And nearly 1 in 5 listings had a price reduction.

Rent has a way of changing your budget over time. According to the information in this graphic, rent grew at an average annual rate of 5.6% from 2020–2026. That matters because renters have to plan for the possibility that their housing costs may continue changing. With a fixed-rate mortgage, however, your principal and interest payment is generally fixed for the life of the loan, although taxes, insurance, HOA fees, and other costs can change. 🏡 That’s one reason it can be helpful to compare your current rent with what homeownership could realistically look like for your budget. 🏢 Found the right condo - but the HOA paperwork is holding up your financing?

Before assuming the purchase is off the table, there may be another option.

I have access to a condo financing program that does not require the HOA certification/questionnaire. The master insurance policy is the only document required from the condo complex.

Available for eligible:
🏡 Primary residences - loans up to $1 million
🌴 Second homes - loans up to $500,000
🔑 Investment properties - loans up to $500,000

There is no borrower cash reserve requirement. Standard borrower documentation is still required, and condotels are not eligible.
