Massachusetts and Rhode Island buyers, think you need 20% down to buy a home? That's one of the biggest myths out there.

Conventional loans can go as low as 3% down. FHA loans, backed by the Federal Housing Administration, can go as low as 3.5% down. VA loans, for veterans, and USDA loans, for eligible rural homes, can go all the way to 0% down.

The typical down payment across the country is closer to 18%, and many first-time buyers put down much less.

Your final walkthrough, is usually 24-48 hours before closing and is your last chance to confirm everything is the way you agreed: repairs finished, appliances working, no new damage.

Many buyers find repair problems in their first year that could have been caught here.

It's not required, but I always recommend it.

Massachusetts and Rhode Island buyers, ever hear your loan officer mention "DTI" and wonder what it means?
It's your debt-to-income ratio: how much you owe each month compared to what you earn.

Lenders check this using your credit report, not just your bank balance. Most programs want it under 43%, and the lower it is, the more loan options you have.

Comment "READY" and I'll help you calculate yours.
