One thing I hear from first-time homebuyers all the time at open houses is that they are waiting to talk to a lender until they are more serious about buying. Good news, I'm a lender!

Jokes aside, I actually think it helps to have that conversation sooner.

If you are looking at homes around Cache County, we can talk about the different price points you are seeing, what those payments could look like and how much you may need for a down payment and closing costs. Why fall in love with a home that you may not be able to afford?

You don't t have to be ready to make an offer. Sometimes you just need a better idea of where you stand so you know what to look for.

For a lot of first-time buyers in Cache County, the first home isn’t necessarily a single-family home with a big yard. A condo or townhome can be the price point that gets you out of renting and into homeownership.

That’s why the condo financing changes matter.

There are new requirements lenders, appraisers and associations are navigating, and some of those details can affect whether a condo qualifies for certain financing.

I’ve been in mortgages since 1998 and have worked everywhere from processing to closing and funding, so I’m a big believer in finding out what we’re dealing with early.

I’m also trained to help with condo financing. If you’re considering a condo in Logan or elsewhere in Cache County, send me the property before you assume it will or won’t work.
