Sending congratulations out to my clients the Saenz's who purchased their 2nd Investment Property. They now own 3 properties on the same street. Their primary residence and 2 rentals properties. We had a bit of a fight to get this one closed, but they signed yesterday afternoon. Ran into a recurring appraisal item with the attic space, and the Holiday so we closed about 5 days later then we wanted, but we pushed through and got it done with some and . Shout out to their agent Monica Jimenez who is not on Facebook, but I'm giving her a shout nonetheless for doing a great job with convincing the sellers to also fix a minor siding repair item on this as-is purchase to contribute to our ability to make this all happen.

Tri-merge isn’t dead after all

FHA announced it will continue requiring tri-merge credit reports as it transitions from FICO Classic to VantageScore 4.0 and FICO 10T — separating the scoring model question from the report structure question.

FHA will keep tri-merge credit reports as it moves to VantageScore 4.0 and FICO 10T, with timing later in 2026.

[On Wednesday, Freddie Mac and Fannie Mae announced their acceptance of mortgages evaluated using VantageScore 4.0 to reduce costs for American homebuyers and stimulate competition in the mortgage credit-scoring market.

The mortgage housing behemoths will initiate a limited roll-out to approved lenders.

VantageScore is a credit score modeling and analytics firm co-owned by Equifax, Experian, and TransUnion.

It's a Good Friday to be Closing!! Shout out to my clients the West's and their Buyers agent Tinita Knight with Keller Williams for assisting them along the closing journey. Tanita had her work cut out for her on the negotiations, but was able to get the sellers to agree to quite a few repairs including a new roof to keep this deal together. Once repairs were completed the appraiser was able to go out on March 30th and got us the report back quick enough to keep our closing deadline for the 3rd on target. My team went to work quickly from there and we received our Clear To Close on April 1st. Mr. West is a Veteran so we definitely used a VA loan to execute this transaction. Everything came together on time and we closed this morning! Happy Easter; who is next!!!

Had another closing yesterday (St. Patrick's Day). Sending congrats out to my client Elisia representing the Millennial Generation (31yrs old) on the purchase of her new home! We used a program that helped greatly minimize what she needed to bring to closing and covered her down payment as well. Shout out to her agent team DainaRealtor McMullen and her Broker Catina Graham for assisting me with getting this one across the finish line on time along with their Title partner Bass. Sending congrats out to my Gen Z Client (20yrs Old) Dominion today! We got his Clear To Close Friday and closed this morning on his new home. Shout out to his buyers agent Ryan Smith and Dominion's parents who were with him along the way. Young people are making things happen, so if you are thinking about buying just know its possible. We had multiple cameras working at closing so we are all looking in different directions on these pics 😂 but we were able to still capture the moment nonetheless.
