REMINDER: Here is a strong reminder of the role Independent mortgage banks (IMBs) play in the mortgage marketplace. As of 2025 IMBs "now originate 84% of all single-family mortgage loans, according to an annual report released this week (in January) by the Community Home Lenders of America (CHLA)."

IMBs "now account for 90% of Federal Housing Administration (FHA) loans and 95% of the Department of Veteran Affairs (VA) lending, critical sectors for first-time and underserved borrowers."

This dominance comes amid a “worsening affordability crisis,” the report noted. The CHLA cited National Association of Realtors data that found the typical age of a first-time homebuyer has climbed to an all-time high of 40, while the first-time homebuyer market share dropped to a record low of 21% as of June 2025. With home prices up 60% since 2019, the association argues that IMBs are the primary engine keeping entry-level homeownership possible.

Sending congratulations out to my Millennial clients/couple Andrew & Bailey. They are newlyweds, and just made their first big Purchase together buying Bailey's parents home in a FSBO (For Sale By Owner) transaction. Bailey is a long time client of mine who was first referred to me back in July of 2018 when she had freshly graduated from college (if I recall) and was working for her parents company, and looking to buy her first home with a FHA 203k Renovation loan. We completed that transaction together and then during COVID about 2yrs later in 2020 we refinanced that loan/home down to a much lower rate. She still owns that home and will be converting it to a rental soon as they move into their new place. I was about 15min late to closing, but they waited on me so we could capture this picture together

Sending Congrats out to my Millenial & Generation Z Couple Frank & Susi, and their buyers agent Catina Graham for closing on their new home this past Friday. They're going in with anywhere from $35k to $45k in instant equity based on our original appraisal and then the lower amount at our revised appraisal based on where Comps are located (within or outside 1 mile radius). We used a 3% Down Conventional HomeOne Loan program via Freddie Mac for this couple and with the instant equity it should shorten the window for them to be able to eliminate their PMI early in the next few years with a review request. Congratulations goes out to my client Matt and his agent Jason Bowden-Smith for closing on his new home yesterday. This Purchase is a testatment that there is still true affordability in our KC Metro Market area. Our price on this came in at just $120k, fitting Matt's needs and budget both. I missed out on attending this closing, but asked Matt to share a picture if he didn't mind. We used MHDCs program on this one to help with down payment.

New study says VantageScore 4.0 scores five million more creditworthy borrowers

[VantageScore released a white paper claiming its 4.0 model can score more than five million additional creditworthy borrowers that FICO Score 10T cannot — representing up to $1 trillion in potential origination volume.
The company attributes the broader reach to its use of machine learning, trended credit data, and alternative data including rent, telecom, and utility payment histories, which it says gives it access to "400% more data" than legacy FICO models when assessing thin-file borrowers.

"Millions of consumers remain forgotten by FICO Classic and FICO 10T credit scoring models, not because they lack creditworthiness, but because FICO's legacy systems rely on narrow, obsolete criteria," said Dr. Andrada Pacheco, executive vice president and chief data scientist at VantageScore.]

Sending congrats out to my client Karee & her spouse Victoria. They closed this week on the home they currently live in, and have been renting from a close friend/coworker (pictured) for almost 6.5yrs. She was referred by another client of mine that is also a coworker of hers (who I helped a few years back), after running into some road blocks as she checked around with a few various lenders. So glad I was able to put a strategy together that she was good with, and we worked together from there to get a full Preappoval via underwriting before executing the Contract and proceeding. Our preapproval prework helped us get our Final Approval in about 16 days & loan closed in 23 days
