Florida pool rules aren’t suggestions. And “I didn’t know” won’t hold up in court. If someone gets hurt because your pool wasn’t compliant, that liability lands on you—not the guest, not the platform, not your property manager.

Pools drive bookings. They also drive lawsuits.
Do your part: check the regs, fix the gaps, make sure your STR property is safe and compliant. Then make sure your insurance actually covers pool liability—because not all policies do.

A cheaper policy is only a better deal if it actually works when you need it. Proper was never built to be a stripped-down option. It was built for the realities of short-term renting: guests, amenities, damage, liability, lost income, and everything that can happen between “booked” and “checked out.”

The goal isn’t just to have insurance. It’s to have the right insurance when the claim happens. And when the coverage is built for more, the cost can look different too.

Most business owners know exactly what they’re protecting. An Audio/Video team knows their equipment, theft risk, damage exposure, and what happens if they can’t work. But short-term rental owners are told they “just need home insurance” because the broker doesn’t always understand the business happening inside the home.
